Tile Roof Repair

On most tile roofs, the tiles are not the waterproofing. The underlayment beneath the tile is the primary water barrier. Tile protects that layer from UV exposure and adds durability and curb appeal.

Leaks often develop at valleys, crickets (including dead valleys), roof-to-wall connections, and penetrations (pipes, vents, satellite mounts, solar attachments). Tile grit and debris can also interfere with drainage and accelerate wear where water lingers.

Common tile-system failure points we address

Displaced or fractured tiles can expose underlayment to sunlight and water intrusion. We reset tiles, replace tiles that are beyond repair, and secure them using methods appropriate to the existing system and wind requirements.

Ridge caps loosen from age, movement, or poor original detailing. We identify unstable areas and re-secure them so the repair holds under wind load and thermal cycling.

Penetrations are common leak sources. We inspect flashings, sealant condition, and surrounding details, then restore protection to reduce water entry and slow corrosion and UV breakdown.

These areas concentrate flow and are among the most failure-prone zones on tile roofs. We evaluate drainage, membrane condition, and exposure, then apply corrective detailing where appropriate.

Shingle Repair and Maintenance

Shingle roofs can develop leaks long before replacement is justified. The usual culprit is localized damage or a failed detail: missing shingles, compromised flashings, or leaking penetrations.

The hard part is locating the true entry point. We use a systematic inspection process to isolate the failure and repair it cleanly.

Missing shingles leak. Buckling and abrasion can leak too once granules are gone and the mat is exposed. Heat load and attic conditions can accelerate aging. When relevant, we flag ventilation issues contributing to premature wear.

Penetrations are frequent leak sources. We inspect flashings and sealant condition, then re-detail as needed to restore watertight performance.

Valleys and wall flashings take heavy flow and movement. We inspect metal condition, underlayment tie-ins, and transition details, then correct failures without creating new ones.

Eaves are common leak zones, especially with drainage problems. Clogged or incorrectly installed gutters can hold water where it does not belong, increasing the risk of edge damage and interior staining.

Flat Roof and TPO Repair

Flat roofs often leak from localized failures, but the entry point can be harder to pinpoint than on pitched roofs. We focus on transitions, terminations, edge metal, penetrations, seams, and drains.

“Patch until it stops” is not a plan. We diagnose the failure mode and repair the detail that actually controls water.

Life-extension options when appropriate

If the roof is structurally sound and not showing systemic failure, coatings can sometimes extend service life and improve UV resistance. Selection depends on slope, drainage, and membrane condition.

  • Water-based: typically UV protection focused; not ideal for chronic ponding.
  • Solvent-based: often better build and sealing for low-slope conditions.
  • 100% silicone: commonly preferred where ponding water is a factor.

  • Use a bucket and protect floors. If a ceiling is bulging, treat it as unstable.
  • Take photos of the interior stain and note the timing (heavy rain, wind-driven rain, slow seep, etc.).

A roof leak is rarely “where the water shows up.” Water travels along decking, framing, and fasteners before it stains a ceiling. We focus on locating the actual entry point, repairing the failed detail, and documenting what we found.
